‘Correct appraisal key to selling swiftly’
Fletchers says it’s selling consistently, especially in suburbs such as Doncaster, Templestowe and Bulleen where properties are fetching good prices and regularly being sold within a matter of a few weeks.
Asked why he thought Fletchers was such a success, Sales Manager, Peter Fort said: “We believe if you have the right attitude, you can sell in any market with properly priced properties. “Professional marketing and appropriate attention to presentation will ensure a satisfactory outcome.

On the other hand we assess a property carefully and in doing so set a realistic figure we know will meet the market.
“Presentation is then the next critical stage. Many vendors don’t appreciate the importance of presenting a property in its best light. So, we guide them about how to ensure the property’s appearance is up to the mark,” he said.
“For example, light and space are two factors that influence buyers. We take the time to show owners how to make the property better lit and more spacious. Little things, like cleaning the windows and drawing back the curtains can make a difference.
“Finally, it’s essential to draft a marketing campaign that’s going to work. Once again, owners need professional advice about this, so they can be sure
they’re going to maximize the sale price,” Peter said. “We feel confident that the latest interest rate cuts announced by the Reserve Bank will strengthen the market.”
In support of his claims the market is still healthy, Peter gave some examples of properties that have been sold recently by Fletchers.
“We’ve had some great sales lately. One is 20 Unwin Street, Templestowe. It sold for $880,000. This stunning 1960s low profile 4 bedroom home is a delight, with its bright and spacious rooms. The master bedroom has a magnificent modern ensuite with walk-in robes and there is also a family bathroom plus powder room. A superb residence, it attracted a lot of buyer interest.
“Another home we sold recently is 2 Tully Court, Doncaster. This elevated and updated 3 bedroom home plus study is at the head of a quiet court and sold for
$639,800.
“One beautifully presented home is 3/20 Allen Street, Bulleen. A spacious 3 bedroom villa it achieved the excellent price of $415,000,” Peter said.
“Fletchers also had great success selling 3 Barak Street, Bulleen for $670,000. Superbly constructed, this spacious 4 bedroom home has extensive living and recreation areas on 2 levels. With 3 bathrooms we sold it for a terrific price that thrilled the owners,” he said.
